01 / WINTER PRICING GUIDE
A useful snow removal price starts with the ground that needs service: vehicle lanes, shared pedestrian routes, access, slopes and a safe place to stack snow. The total size of a development is not the same as its clearable area. A tower with a short entrance route can need less clearing than a smaller townhouse complex with long shared paths. Our online snow removal calculator lets you explore a starting budget before you give us your name or telephone number.
Enter a street address and municipality, then add approximate common walkway length and open-lot clearing area. You do not need to count individual stairs. If you do not know the measurements, leave the calculator and ask us to review the property instead. We will not turn an unknown address into a supposedly measured site. This first version identifies the municipality from the text you enter; it does not measure a satellite image, confirm an elevation or fetch a property survey.
The result is a preliminary CAD budget range, not an accepted contract. It gives you something concrete to discuss with a council, property manager or business owner. We then check the boundaries, equipment, material and service obligations to produce a reviewed proposal. That distinction matters: transparent pricing means explaining the assumptions, not presenting an unverified number as a guaranteed price.
02 / WINTER PRICING GUIDE
Our package structure is deliberately easy to follow. One combined service covers the agreed snow clearing and base salt treatment. A separate salt-only service is priced at half that combined service rate. Two salt-only visits therefore equal one snow-and-salt service in the planning calculation. There is no second base salt charge added on top of the combined visit.
For a seasonal example, six combined visits and twenty-three additional salt-only visits represent 17.5 service equivalents: six plus half of twenty-three. Multiply the combined service price by 17.5 to obtain the service allowance before any separately agreed readiness, equipment or extra-work charges. The twenty-three salt-only visits are additional visits; they do not include the six treatments already attached to clearing.
This structure helps you compare proposals that describe work differently. Ask whether another quote includes clearing, treatment, repeat visits and standby, and whether its seasonal total has caps or extra charges. A low per-visit rate does not automatically mean a lower seasonal commitment. Compare the same coverage, timing, materials and weather obligations before deciding which package offers value.
Common walkway: $0.15 per linear foot. Driveway, circular drive and open lot: $0.015 per square foot. Combined-service minimum: $175, applied as a floor, not an extra trip charge. These are provisional starting rates for this calculator, not verified market averages. Walkway metres convert to feet; no building floor area is used. At the minimum, 10 combined visits plus 20 additional salt-only visits equal 20 service equivalents and a $3,500 working allowance before GST. This is a scenario, not a prediction or a visit cap. Snow and ice call-outs both affect seasonal cost. Existing negotiated contracts can differ and are not automatically repriced by this tool.
03 / WINTER PRICING GUIDE
Seasonal snow removal pricing must account for crews being ready even when the forecast changes. A quiet winter does not remove the cost of dependable people, equipment availability and route planning. A severe winter can require repeated clearing and treatment. The displayed service allowance is a starting point for discussing that risk; it is not a promise of unlimited work for a fixed online amount.
The calculator separates combined clearing visits from additional salt-only visits. Its initial lowland setting is ten combined visits and twenty additional salt-only visits. The upland setting is twenty and thirty. These are editable operating allowances for this beta, not verified average snowfall counts for your address. They must be reviewed for the actual site before a seasonal agreement is issued.
Snowfall centimetres, days with snow and contractor visits are different measures. One storm can need several passes, while a cold wet period can need treatment without any new snow. Historical weather helps planning, but cannot specify exactly how often a particular entrance, shaded path or ramp will need attention. We make the working allowance visible so that it can be questioned and improved.

A downtown Vancouver entrance, a Richmond commercial lot and a hillside Coquitlam strata do not have identical exposure. The same is true within Burnaby: SFU and Burnaby Mountain need separate consideration from lower neighbourhoods. Upper Coquitlam and Burke Mountain should not inherit a lowland assumption merely because their postal address says Coquitlam.
Choose the property's service zone yourself in this version. The calculator highlights mountain-related address text, but it cannot establish elevation from a street name. Como Lake is not automatically treated as a mountain property. If the location is exposed, steep or consistently colder than the surrounding area, select the upland allowance and request a review of local conditions.
We also accept enquiries for Surrey, Langley, Port Coquitlam, North Vancouver, West Vancouver, Delta, Tsawwassen, New Westminster, Maple Ridge and the Fraser Valley. A municipality match establishes an enquiry area, not route availability or an automatic promise of service. Higher neighbourhoods, shaded approaches and difficult access need individual assessment wherever the property sits.
05 / WINTER PRICING GUIDE
The starting walkway scope is the agreed shared pedestrian route: common paths, their connecting stairs and landings, and the access points identified in the proposal. You should not need to count every tread to try an online estimate. We check those features when reviewing the route, because a short flat path and a long stepped route need different crew time.
Private stairs, paths and entrances leading to individual units are excluded unless the written scope specifically includes them. Parkade ramps, unusual access arrangements and areas outside the stated clearing boundaries also need separate review. Tell us which entrances must remain usable and whether bins, deliveries, accessible access or emergency exits require particular attention.
We confirm a service map or clear written boundaries before the final price. That prevents the familiar problem of one person assuming the whole development is covered while another has priced only the driveway. The purpose of the online budget is to begin that conversation; the reviewed scope defines the job that crews will actually perform.

The starting calculation uses a base salt allowance. Alternative ice-melt materials need a separate reviewed price rather than an automatic claim that every product is pet-safe, surface-safe or suitable for every temperature. Product selection depends on the site, manufacturer instructions, surface restrictions and the conditions in which the material will be used.
Temperature, moisture, shade, drainage and pedestrian traffic all affect treatment decisions. A wet surface that later freezes can require another visit even when no snow has fallen. Conversely, spreading extra product without assessing conditions is not a substitute for proper service planning. We do not set an exact application quantity from the address alone.
If your council specifies a particular material, provide that requirement with the enquiry. We can then discuss supply, storage and treatment coverage before confirming a package. The salt-only figure shown online follows the half-rate structure; it is not an itemised promise of a particular number of bags, chemical concentration or guaranteed ice-free surface throughout the season.

A suitable back plow can make some routes more efficient than a standard front blade. Other properties need compact equipment, a skid steer or a backhoe because of restricted access, parking demands or the amount of snow that must be moved. The right equipment follows the layout. We do not assume every property can be served by the same truck at the same hourly productivity.
Steep hills, tight turning areas, low clearances and nowhere to stack snow can increase the work involved. Parked cars and loading activity may also limit when a crew can complete the agreed areas. Mention these constraints early, rather than discovering after a storm that the online calculation assumed an open, accessible lot.
Snow relocation and off-site hauling are not included in the standard starting contract scope. Where needed, they require an authorised extra-work price covering equipment time, winter trucking, deliveries and applicable fuel costs at the rates agreed for the work. We explain those items separately instead of hiding an unknown hauling allowance inside the everyday clearing price.
08 / WINTER PRICING GUIDE
Our aim is to build reliable local routes with dependable crews and equipment. Where neighbouring properties genuinely reduce travel or duplicated mobilisation, there may be an opportunity to review both prices. A route saving must come from a real operational saving; proximity alone does not mean two sites have the same workload or deserve an automatic percentage discount.
Hospitals, medical centres, senior residences and other critical-access properties need a specific discussion about timing, backup arrangements and dedicated machinery. Being first on a route is an obligation that must fit confirmed capacity. The standard calculator does not guarantee a first arrival, an uninterrupted response time or machinery reserved exclusively for your property.
For everyone else, the reviewed proposal should still explain the service trigger, route expectations, reporting arrangements and how prolonged events are handled. Emergency and one-off requests depend on available capacity and conditions. They should not be confused with the planned availability that a seasonal client is arranging in advance.

Use the result to decide whether you want a closer look. Only then open the optional enquiry form and provide your contact details. Add photos or describe the areas you want covered when speaking with us. The calculator runs in your browser; entering an address for a preview does not submit an enquiry or reserve a crew.
Before accepting a seasonal quote, check the start and end dates, covered areas, materials, clearing trigger, repeat-pass arrangements, extraordinary-weather terms, snow-storage plan and payment schedule. Ask how extra work is approved and whether taxes are included. The calculator shows amounts before GST; the reviewed agreement sets the actual tax and payment treatment.
This is the start of our online quoting system for transparency, and one part of the Snow Intelligence app we are developing. We will refine the property inputs and operating allowances as reviewed quotes and completed work give us better evidence. We are not claiming to be the first calculator, the cheapest contractor or a finished automatic property-measurement service. The goal is simpler: useful starting numbers, clear assumptions and a straightforward conversation about your property.
STRAIGHT ANSWERS
Yes. Enter your street address, municipality and postal code to see a standard service starting estimate. Larger or custom sites can use approximate measurements for a separate budget calculation. No name or email is needed before viewing the numbers.
No. The beta checks municipality text and postal-code format, not satellite measurements or route capacity. Quick estimates use a stated standard service scope. For a larger custom scope, supply approximate common walkway length and open-lot clearing area or request a property review.
Salt-only is half the combined snow-and-salt service rate. Seasonal service allowance equals the combined rate multiplied by combined visits plus half the additional salt-only visits.
Connecting stairs and landings on the agreed common walkway route are considered in the standard walkway scope. Individual-unit stairs and paths are excluded unless specified. Ramps and unusual access require review.
Ask about a short-term arrangement before leaving. Dates, covered areas, access and crew availability need confirmation. An online calculation does not book a service or reserve equipment.
Repeat clearing and extraordinary-weather terms must be defined in the reviewed contract. Snow relocation and off-site hauling are separate authorised extras, priced for the equipment, trucking and associated costs required.
No. It is a starting budget for discussing a seasonal package. The final written agreement defines the season, service boundaries, visit obligations, materials, exclusions and any caps or extra charges.
The displayed range is an initial budget policy around provisional rates, not a validated accuracy guarantee. Measurements, slopes, access, materials, equipment and service obligations can change the reviewed price.
