For a Kitsilano strata, a useful snow-removal contract starts at the front door and follows the routes residents actually use. Public frontage, entrance steps, internal walks, parkade access and a rear-lane gate can need different work. Put those areas on one plan before asking for a seasonal quote.

PlowWow accepts enquiries for Kitsilano strata snow clearing, salting and ice management. Share your address and access requirements so we can confirm route availability and the work your property needs. A neighbourhood page is an invitation to enquire, not confirmation that a crew is already booked for your building.

Map the frontage along West 4th, Broadway and the side streets

For a building near West 4th Avenue or West Broadway, identify the residential entrance separately from any retail frontage, loading area or service entrance. Around Yew, Vine, Larch, Maple and Cypress, record each stair, gate and pedestrian route rather than treating the street address as the full scope. For Kits Point or a building toward Alma, include the same details with photographs of the actual access.

These are local enquiry examples, not a list of existing PlowWow clients. The site review determines which work and equipment are appropriate. A narrow walkway may need pedestrian equipment while a vehicle area has different access requirements.

Separate the public sidewalk plan from internal strata work

The City of Vancouver says adjacent public sidewalks must be cleared across their full width by 10 a.m. each day when snow or freezing conditions affect them; corner properties also have side frontage to consider. Review the City’s current guidance and identify who handles that frontage in your arrangement.

Internal paths, entrances, parking areas and parkade ramps need their own agreed scope. Do not assume that a public-sidewalk rule describes the whole private-property service package. Mark the areas you want reviewed and ask the contractor to identify any exclusions.

Make entrance steps and parkade access explicit

Photograph the front entrance, stairs, accessible route where present, parkade approach and rear access. Note gate codes, equipment clearances, parked vehicles and any surface you want the team to review. Share access instructions privately with the contractor, rather than in a public resident notice.

Agree where cleared snow can be placed without obstructing the routes included in the plan. If storage space becomes limited, ask how relocation is assessed and priced. Relocation is not automatically included in a clearing visit.

Ask how repeat ice checks will be handled

Snow clearing and ongoing ice management are related tasks, but they are not the same visit by default. Ask how the property is reviewed after clearing, how new concerns are reported and what return visits or additional treatment are included.

Identify new concrete, decorative finishes, landscaping and other material-sensitive areas during the site review. Treatment should suit the actual surface and conditions. Avoid relying on broad labels such as pet-safe or concrete-safe without the relevant product and surface guidance.

Put the five-hour post-storm standard in context

PlowWow plans around a five-hour service standard after a storm event ends. Your agreement should define the event-end trigger, included work, access requirements and how continuing snowfall or another event is handled. Confirm the accepted timing for your building in writing.

That post-storm standard does not replace an agreed plan for public sidewalks, priority entrances or conditions that need attention while snow is still falling. Discuss those needs separately before relying on a booking. No 60-minute arrival or automatic unlimited-service package is promised by this guide.

Compare complete seasonal proposals

Ask each bidder to identify the service period, triggers, included areas, treatment approach, return visits, snow storage, relocation and pricing basis. Ask what visit records will be supplied. Confirm the limits of any annual or seasonal arrangement instead of assuming that every visit and material is included.

One council or management contact should coordinate instructions and resident reports. Give each area a recognisable name on the plan so the contractor receives a clear location when a concern is raised.

Request a Kitsilano strata site review

Send PlowWow the building address, frontage and access photos, the areas requiring work, vehicle restrictions, preferred contact and your desired service period. Call or text 604-761-1518, email wow@plowwow.com, or request a winter quote.

Quick answers

Can a Kitsilano strata request seasonal service? Yes. Send your property details to PlowWow so route availability, scope and timing can be confirmed.

Does a five-hour post-storm standard mean the sidewalk can wait? No. Discuss the public-frontage plan and any during-storm priorities separately from the post-storm arrangement.

Are salting and relocation automatically included? Only where the accepted proposal says so. Ask how materials, repeat treatments and snow relocation are priced.

Which local details help the quote? Include your actual frontage, entrance steps, parkade approach, internal walks, rear-lane access and equipment restrictions.
