Langley is the start of the conversation, not the whole location

The estimator accepts a Langley address and postal code. For the formal quote, also tell us whether the property is in Langley City or the Township of Langley. They are separate municipalities. Their sidewalk requirements should not be collapsed into a single generic Langley promise, and the beta’s municipality text check does not resolve the jurisdiction for you.

Standard serviceStarting estimate per visitStated scope
Sidewalks and steps$75Walkway, front steps and entrance
House and driveway$125Single driveway and walkway
Storefront or business$150Entrance and frontage; lots and delivery lanes separate
Strata or larger propertyCustomCommon routes, ramps and larger areas require scope review

These are PlowWow’s provisional examples checked October 21, 2026, not citywide average prices. They assume normal snowfall conditions and the stated standard scope. The final property price, included materials and extraordinary-weather terms are confirmed in the reviewed proposal.

A long access driveway changes the work description

A standard residential example is a single driveway and walkway. It is not a blanket price for a long access lane, acreage, several buildings or an equipment yard. Describe the length, usable clearing width, gates, turning area and snow-storage space. If access has to remain open while the work is done, explain that requirement before the price is finalised.

City and Township sidewalk guidance differ

Langley City’s published guidance describes removal within 24 hours after snowfall or before accumulation exceeds 10 cm. The Township describes a 24-hour requirement for residential frontage and daily 10 am clearance for industrial, commercial and institutional frontage. Check the applicable municipal guidance and property classification when agreeing the service plan.

Shared paths deserve a marked route

For townhouse or mixed-use property, trace the common route from parking and public frontage to the buildings. Note connecting steps, bins, mailboxes and any areas requested outside common property. Tell us which paths the strata expects to remain accessible and who can authorise extra work. The cost follows the agreed work; a number of doors is not a substitute for a site plan.

Choose a booking model before comparing the totals

A seasonal proposal should explain the winter dates and service obligations. A five-visit arrangement should define what counts as a visit, while an on-demand request needs an availability check. Custom plans are available to discuss. A lower headline figure is only useful when access, materials, repeat work and extraordinary-weather terms match the property’s needs.

What “instant” means in this beta

The calculation appears online, but entering an address does not run a satellite takeoff or confirm route capacity. The system checks municipality text and postal-code format. Larger custom calculations use the approximate measurements and visit allowances you supply. Results can change after review; each completed property quote helps refine the system.

The 2026/27 season means winter 2026 into 2027. It does not mean a second 2027/28 season is included. Seasonal, five-visit and custom arrangements must have their own dates, scope and terms. Heavy or prolonged snowfall, additional re-clearing and snow hauling must be addressed explicitly in the written agreement.
