A cold start, with an official reading nearby

Environment Canada’s preliminary observations recorded 3.0°C at Abbotsford Airport at 7:00 a.m. PDT on October 20, 2026. Its Langley weather page uses Abbotsford Airport for current observations. That is a station reading, not a measured temperature at every Langley property.

The report reviewed for this post does not verify a Langley-wide low of +2°C. It does give local owners and managers a timely reason to check their winter plans while there is still time to discuss the property calmly.

Prepare the route before the snow arrives

Walk through the intended service area with your site contact. Identify the common walkways, entrances, ramps, parking circulation and places where cleared snow could be stored without blocking access. Confirm access hours, gates and the person who can answer an early-morning call.

Shared walkway stairs belong in the scope discussion. Stairs or paths serving individual units are not automatically included; identify any separately requested work before the agreement is finalised.

Photographs and a marked plan help start a quote. A site review confirms the boundaries and practical restrictions.

A chilly forecast is not a dispatch instruction

The Langley forecast issued at 5:00 a.m. on October 20 called for sunshine today and a low of 7°C tonight. It did not predict snow in the seven-day forecast reviewed for this article. This is a preparation reminder, not a snow warning.

Air temperature alone does not describe the condition of every walking surface. Ask how the provider monitors conditions, what triggers an inspection or treatment, and how observations and completed work are recorded. Do not assume that every cool morning requires salt.

Make the seasonal package clear

Ask for the seasonal price together with the included areas, snow-clearing trigger, ice-control arrangements, return visits and any limits or additional charges. Keep combined snow-and-salt work and salt-only visits understandable within the package.

Snow relocation or hauling beyond the agreed on-site storage arrangement should be discussed separately. Access restrictions, equipment needs and material choices belong in the reviewed proposal, not in a surprise after the storm.

Start with a reviewed property quote

For councils preparing their first cold-weather checklist, read why a +2°C phone reading is a prompt to check the property, not proof of ice.
